Responsible for construction oversight including planning, scheduling, directing, inspecting, and coordinating construction activities of campus facilities, renovation and maintenance projects to ensure objectives are met within prescribed timeframe and funding parameters and to ensure construction compliance with appropriate codes, laws and standards of construction.
Inspect construction work daily. Require contractor to correct or replace unsatisfactory materials and workmanship and maintain records to ensure corrections are completed; report deficiencies as necessary. Inspect all materials delivered to the project for compliance with specifications and shop drawings. Maintain personal construction log recording significant information and events, including photographs. Review and advise on requests for information, change orders, test lab reports, and other contract documents/drawings. Establish punch list items and coordinate project close-out activities. Plan, design, and schedule construction projects, facility modification/ renovation or major maintenance. Coordinate projects’ scope and schedule with faculty and staff to minimize disruptions to educational activities. Develop written schedule detailing activities as required. Develop specifications for goods and services. Prepare project contract documents including contract change orders and addendums. Assist in developing various project reports, plans, budgets and schedules.
Assist the Associate Director in activities related to construction projects.
Physical activity required involving working or measuring in and around construction sites. Must be able to crawl, stoop, and stand for extended periods of time. Must be able to work at a computer desk for extended periods, climb ladders over ten feet in height, and work in closed or small spaces. Occasional lifting of objects weighing more than fifty pounds.
Minimum of eight years of professional experience in the construction industry.
Construction standards, codes, laws and regulations; Midwestern State University Construction Standards; State of Texas Uniform General Conditions for Construction Contracts; Microsoft Office products (Excel, Word, Outlook, Explorer); project sequencing and planning; ASTM standard testing procedures; asbestos abatement procedures and governing regulations; photographic principles and video equipment; materials, methods, equipment and tools used for construction processes; basic math. Familiarity with MSU campus is desirable.
Graduation from high school or equivalent along with training or experience related to the field of work. Journeyman Plumber or Electrician; Master Plumber or Electrician, preferred.
Required skills include report, letter and memo preparation; interacting courteously and establishing a rapport with a wide variety of clients; negotiating and mediating disputes among others; prioritizing workload; problem solving and decision making. Abilities include reading and understanding contract documents, blue prints, technical manuals, electronic devices/gauges and testing data; identifying poor workmanship; preparing clear, concise, grammatically accurate documentation and correspondence; communicating effectively; explaining the university’s concern, issues and position regarding construction matters; explaining technical material. Must have the ability to work independently on projects without direct supervision and be highly self-motivated. Must be able to manage and accomplish multiple projects and tasks. *Regular reliable attendance is required.
